Young people: anti-Tanguy incentives!

In this complex pandemic period, where jobs falter and finances tremble, government aid is pouring in. The so-called “Sostegni bis” decree also addresses young people who would like to buy a home to avoid the “Tanguy effect” (from the wonderful 2001 French film… watch it: it’s a must!). A 28-year-old who, well aware of the comforts of family life, refuses to move out despite his parents’ “incentives.”
According to Idealista.it, the first benefit is aimed precisely at young people under the age of 30 with an ISEE (Equivalent Economic Situation Indicator) not exceeding €40,000. They are granted a tax credit equal to the value-added tax paid on the purchase. This credit can be used to reduce registration, mortgage, cadastral, inheritance, and donation taxes due after the date of acquisition of the credit, or it can be used to offset income taxes due in the following tax return; it can also be used as compensation.
But that’s not all. There is also an exemption from the substitute tax on mortgages granted for the purchase, construction, or renovation of subsidized properties. These benefits also apply to “bare ownership” purchases, meaning the buyer owns the property while the seller retains the right to live there until the end of their life. In addition, the benefits apply to transactions made between the decree’s effective date and June 30, 2022.
Of course, there are restrictions that exclude high-end purchases. To qualify, the transaction must involve first homes, but not properties in categories A/1 (luxury residences), A/8 (villas), or A/9 (castles and historic mansions of artistic value).
