Of course, this refers to a very particular two-year period, heavily influenced by the pandemic. Yet, one cannot overlook the vibrancy of the Trieste real estate market, which moves very quickly online—as Idealista points out—but also offline, as we real estate professionals can confirm.
There is, most likely, a certain difference—though not specified in the article—between a listing published by a private individual and one managed by an agency. This distinction clearly impacts the sales process, both because of the professionalism with which the property is presented and because of the channels (still online) through which it circulates in the vast world of the web.
A listing with quality photos, properly arranged and described with a more emotional style, is naturally more impactful. As a result, the more compelling the listing, the more likely it is to be noticed, and if the price is aligned with the market (a parameter not so simple to define without the support of an agency), a buyer will arrive much more quickly. Similarly, the channels accessible to agencies provide broader reach and greater visibility than those available through basic listing portals.
When speaking about speed, one must also consider not only the initial purchase/sale agreement, but also the subsequent checks and completion of all the verifications and paperwork necessary to finalize the transaction securely and smoothly for both seller and buyer. Such certainty comes from competence, experience, and detailed knowledge of regulations, which is largely the prerogative of real estate agencies.
The good news, however, is clear: the Trieste real estate market is dynamic and fast-moving, making this an excellent moment for both buyers and sellers.
