But is real estate within everyone’s reach?

An overview of the real possibilities of using your savings in real estate.
Investing in bricks and mortar, pandemic or not, continues to be convenient, solid, and long-lasting. It remains an investment that carries far fewer risks than many others. In short: there are no contraindications. Except for one: the common belief that you need substantial capital to invest in property… leaving the impression that real estate is simply not for every pocket!
We don’t think that way, and we’d like to give you some ideas, backed up with real examples, for different investment budgets.
If we have an amount of up to €30,000 available, for example, there are several profitable opportunities in real estate, even if at first it might seem unlikely. First of all, there is the world of parking spaces for cars or motorbikes which, as we know, especially in a city with such a unique geography as Trieste, are absolutely sought after and in high demand. Concretely, a parking space in the Rive area, specifically in Campo Marzio (ref.PT005), is offered at €27,000 and can certainly generate income, given that it is both residential and central at the same time.
Another opportunity is a motorbike parking spot at €2,500 (ref.PM001), a much lower amount compared to the budget under discussion. This one is in Via Galilei, and it’s no secret that many Triestini use their motorcycles only during the summer, saving on insurance and avoiding possible damage caused by the bora winds, so they need a place to safely store their bike during the rest of the year.
Beyond this, it is certainly possible to find small apartments to renovate in more or less central areas. We had several in 2020: solutions that, once renovated – even with modest investments – can offer very interesting returns compared to the sums invested. Their only problem? They are in such high demand, both from those who want to buy and renovate and from those who want to rent them, that they disappear at the speed of light. So you need to be quick and alert, or simply leave us your name at the agency… carpe diem!
If we raise the bar a little and consider a budget of up to €100,000, the opportunities naturally increase. In addition to car and motorbike spaces, we can add garages. For example, at Park San Giusto (ref.BT012, BT008, or BT004), which are very easy to rent out thanks to their central location.
But we can also find small apartments in good condition: in Aurisina, even with a small garden, or in Viale Ippodromo, where we have a lovely, well-kept little flat that is definitely “rentable” (ref.T2071), given its strategic location between the city center and the outskirts. Two other options: buying a bare ownership property (Giarizzole, ref. T3173), which allows you to purchase at a very good price in exchange for an unpredictable waiting period, or opting for a flat that is already rented out, which therefore generates immediate income (San Giacomo, ref.T2203).
If we then go further, up to €250,000 – still not an astronomical amount – the possibilities expand even more. First and foremost, at this moment, renovated apartments in Via Felice Venezian, between the Rive and Piazza Hortis, a highly desirable area that can offer excellent returns.
In any case, to wrap it all up, here is the key point: today, in this particular moment, mortgage rates are so low that buying is actually more convenient than renting.
